In some situations, yes.

Every homeowner's numbers are different. A couple I worked with, close to retirement, thought they had to right-size first. Once we ran the numbers, they could upgrade before helping their daughters.

"How much money do I really need to buy my first home?"

There's no fixed number.

It depends on your income, CPF grants and the loan you qualify for. Most first-time buyers don't need as much cash upfront as they think.

It's not just a milestone. It's a space to consider your next move.

MOP is a decision point, not a deadline. Sometimes the right answer is to stay. Sometimes it isn't. Either way, do a property health check first.

Why I do this.

I started because friends of mine invested in a condo without any good advisors, and ended up in debt. I decided I'd rather be the person in the room who tells you the truth.

Property is one of the most powerful tools for long-term wealth in Singapore. It's also one of the easiest places to make a decision you regret. My job is to help you avoid that.
